July was the strongest month yet for Beaton Brothers Property Experts, with our team helping 14 families close on homes throughout the Colorado Springs area. The milestone represents more than a monthly sales record. Behind those closings were buyers and sellers navigating different goals, timelines, negotiations and market conditions. No two transactions look exactly the same. A buyer purchasing a new construction home in Peyton may need a completely different strategy than someone buying a resale property in Colorado Springs. A homeowner preparing to sell may also be competing against nearby builders offering financing incentives that can significantly affect a buyer’s monthly payment.
Price matters, but it is only one piece of the decision. Our agents look at the entire picture with our clients, including comparable sales, financing options, incentives, inspection findings, potential repairs, neighborhood competition, property condition and long-term goals.

For buyers, our team researches properties, communicates with lenders, reviews comparable sales, evaluates builder incentives, prepares and negotiates offers, works through inspection findings and keeps track of important contract deadlines.
The work for sellers starts before a home ever reaches the market. We study competing properties, determine how the home should be positioned, develop the pricing strategy, prepare the marketing and monitor buyer activity after the property is listed.
Getting under contract is another milestone, not the end of the work. Inspections, appraisals, financing, repairs, title work and contract deadlines can all affect whether a transaction makes it to closing. Problems need to be identified early, communicated clearly and handled quickly.
Our clients should never have to wonder whether someone is paying attention to their transaction.
