Where to Buy Around Colorado Springs: Monument, Black Forest, Falcon, or Peyton?

Buyers looking beyond Colorado Springs often compare Monument, Black Forest, Falcon, and Peyton. All four offer single-family homes, but the housing choices, lot sizes, ownership responsibilities, and routes into the city differ substantially.

If you’re searching for homes in Colorado Springs and the surrounding area, it helps to compare these locations by the same practical questions: What kinds of properties are available? What will they cost to own? And how convenient will the location be for work and other regular trips? These are useful starting points for anyone moving to Colorado Springs or considering a change within the region.

    Housing Options and Lot Sizes

Monument sits north of Colorado Springs along I-25. The surrounding area includes Woodmoor, an established community with a range of single-family homes, and Jackson Creek, with subdivisions and a mix of ranch-style and two-story layouts. Custom homes and larger lots are available in some nearby areas, although buyers should not assume every property has substantial land. Woodmoor is outside Monument’s town limits even though its properties typically carry Monument mailing addresses. Our Monument community guide offers a closer look at the area.

Black Forest, northeast of Colorado Springs, has a different housing mix. Buyers will find wooded acreage, established ranch homes, and custom construction, including higher-end properties. Some lots cover several acres, with room for outbuildings or horses where zoning and covenants allow. Properties also vary in tree cover, road access, and services, so an acreage listing deserves a closer examination than its lot size alone suggests.

Falcon, east of Colorado Springs, includes planned developments such as Meridian Ranch and Woodmen Hills. These communities have single-family houses in a range of sizes, including newer construction, with neighborhood recreation facilities and shared spaces. Falcon also has older subdivisions and some less densely developed properties, so it shouldn’t be treated as exclusively a new-build market.

Peyton spans two types of housing search. Some homes with Peyton mailing addresses sit in developments commonly associated with Falcon, while locations farther east offer more open land, custom homes, and rural properties. A Peyton address therefore doesn’t necessarily mean acreage or a remote location. Check the subdivision, parcel boundaries, and actual drive rather than relying on the town name shown in a listing.

    Home Prices and Ownership Costs

As a starting point, Realtor.com’s El Paso County market report provides the following median asking prices for these communities:

    Community Median listing price
    Falcon $575,000
    Peyton $584,500
    Monument $780,000
    Black Forest $1,275,000

The higher median in Black Forest reflects a different mix of properties, including custom houses and acreage. The similar medians for Falcon and Peyton don’t mean the homes are interchangeable: a subdivision property near Falcon may have very different land and maintenance needs from a rural Peyton home. For individual homes in Colorado Springs and nearby communities, recent comparable sales offer a better basis for judging value than regional medians alone.

Monthly costs also need to be compared at the parcel level. Some newer developments, including parts of Falcon, fall within metropolitan districts that levy property taxes for infrastructure and services. HOA dues, where applicable, are separate. The El Paso County Assessor’s tax entity maps can identify district boundaries; the property’s assessor record provides the applicable taxing entities and levy information.

Older homes in Monument may need updates or landscaping work, while a new home in Falcon may still need fencing, window coverings, or a finished yard. In Woodmoor, review the applicable community covenants and maintenance requirements rather than assuming they match other Monument-area subdivisions.

For Black Forest acreage and rural Peyton properties, ask whether the house uses a private well and septic system. Check available permit records, permitted water uses, septic condition, driveway access, and responsibility for any private road. Insurance costs also merit early attention, especially when wildfire exposure, tree cover, or hail risk affects coverage. These expenses can make two similarly priced properties very different to maintain.

    Commutes, Amenities, and Access

Monument has direct access to I-25, making it practical to investigate for trips to northern Colorado Springs and the U.S. Air Force Academy. It also offers shops, restaurants, parks, and trails in and around town. For anyone regularly traveling to Fort Carson or the southern end of the city, the cross-city portion of the trip deserves attention.

Black Forest uses roads such as Highway 83 and Black Forest Road to reach surrounding employment and shopping areas. A property’s exact position matters: two homes advertised as Black Forest can have different routes and driving conditions. Consider the distance from everyday services, the surface and maintenance of access roads, and snow removal if a property is on a private drive.

Falcon connects with eastern Colorado Springs through U.S. Highway 24 and other major east-west routes. Its planned communities provide more neighborhood-based recreation than some rural settings. Meridian Ranch has trails, parks, a recreation center, and the public Antler Creek Golf Course; Woodmen Hills has its own recreation facilities. Check which amenities and access arrangements apply to the home you’re considering. Falcon may also be worth evaluating for people commuting toward Peterson Space Force Base.

Peyton requires a more address-specific commute check. Homes near Falcon may use many of the same roads, while properties farther east can involve longer trips to Colorado Springs stores, workplaces, and services. For military buyers traveling to Schriever Space Force Base, an eastern location may be convenient, but the best route depends on the property and installation gate.

Whatever location you prefer, test regular drives at the times you’d actually make them. School assignments also need to be confirmed for the individual property; mailing addresses do not establish school district or attendance boundaries.

    Frequently Asked Questions

Can VA buyers purchase homes on acreage in Black Forest?

Yes. The VA doesn’t impose a fixed acreage limit for an eligible residential purchase. However, the home must meet applicable loan and appraisal requirements, and lenders may need additional information about wells, septic systems, or how the land is used. Nonresidential uses aren’t valued the same way as the home itself.

Are metropolitan district taxes the same as HOA fees?

No. Metropolitan districts may levy property taxes to fund infrastructure and services; HOAs collect dues under their governing documents. A property can be subject to both, so check the tax record and community documents separately.

How can I verify school assignments in Monument, Black Forest, Falcon, or Peyton?

Use the property’s actual address in the relevant school district’s boundary or enrollment tool, then confirm directly with the district. Mailing addresses and neighborhood names are not reliable substitutes for an official assignment.
